Walter Wayne’s engineering team, including architects and civil engineers work to conceptualize a new development for its clients. Providing detailed site plans and building elevations for a proposed location, WWD will bring a project to life. With the aid of building- modeling software, WWD can provide virtual tours of proposed projects. These tours include animated “fly-bys” from an aerial view of the development as well as a walkthroughs of the inside of the proposed floor plan. This design technology allows a client to experience their new work environment before a shovel of dirt is lifted from the site. Project Approval Once a project is defined, WWD completes a building cost analysis for its clients. The cost analysis includes occupant lease rates, estimated operating cost and build-out cost orders for the use of the leased space. Once the preliminary design and related costs are in alignment, WWD prepares a contract for client’s authorization to proceed. Project Construction Upon signing a lease, the project is ready for final design, permitting and construction. WWD employs project managers that oversee the construction phase of the work. Having this project management service “in-house” helps insure that WWD’s three generations of commercial construction standards are upheld. As a testimony to Walter Wayne’s longevity, INTERFACE a construction management program created by WWD, upholds construction standards and minimizes the chances for changes during construction. Over seventy years of construction experience spanning three generations of knowledge and experience have gone into developing the quality control procedures offered by INTERFACE. Virtual modeling for construction also aids WWD in defining the intricate details of a project before construction begins. Virtual Modeling allows a client to experience their physical space, walking through the building, before final design is complete. In result, necessary design changes required by the design professionals or the client are identified up front and adjusted, reducing the chance for costly delays and inefficiencies to the project.
